In the UK, fire door compliance is mainly regulated under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022. These regulations require fire doors to be properly installed, routinely inspected, and maintained to a suitable standard by the designated “Responsible Person” in order to help safeguard occupants, property, and the building itself.
Legal Consequences of Not Checking Fire Doors
❗Enforcement Notices: Local fire authorities can issue enforcement or prohibition notices, forcing a business to close or restricting access to the building until the doors are fixed.
❗Criminal Prosecution: Neglecting fire door inspections is a criminal offence under the FSO and the Fire Safety (England) Regulations 2022 leading to 2 years imprisonment.
❗Unlimited Fines & Imprisonment: If a fire breaks out and faulty doors result in injury or death, the responsible person can be prosecuted for gross negligence, leading to unlimited fines or prison sentences.
❗Invalidated Insurance: Insurance providers may refuse to pay claims if it is found that fire safety measures were not properly maintained, leaving owners to cover all damages and potential liabilities

To be legally compliant, a fire door must be a complete, tested assembly (a "doorset").
Key components include:
🔍 Fire Rating: Typically FD30 (30 minutes) or FD60 (60 minutes).
🔍 Self-Closing Devices: Most fire doors must automatically close into their frame.
🔍 Seals: Intumescent strips (expand in heat) and often cold smoke seals (denoted as "S", e.g., FD30S) must be present and undamaged.
🔍 Hardware: Must use at least three fire-rated hinges and compatible handles/latches.
🔍 Gaps: The gap between the door and frame should typically be 2mm to 4mm
